Hills, shade and wet soil.
Every region has its site conditions. These are the ones we plan around most often.
Hillside lots
Much of Seattle is built on slopes. Decks off the back of a house can sit high above grade, which means taller posts, careful footing design and sometimes stepped levels.
Deep shade
Big conifers keep yards cool and green, and also keep deck surfaces damp. Shaded sites favour capped or PVC boards and good airflow underneath.
Saturated soil
Clay and glacial till hold water through the wet season. Fence posts and deck footings need drainage, depth and materials that tolerate it.
Tight city lots
Narrow side yards, shared driveways and alley access shape how materials arrive and where offcuts go. We plan deliveries and staging so neighbors aren’t boxed in.
Old houses
Many Seattle homes are decades old. Attaching a new deck to an older rim joist or foundation calls for a careful look at what’s actually there before we connect to it.
Roots & utilities
Mature trees and buried lines affect where footings and fence posts can go. We locate utilities before digging and route around significant roots where possible.
